What am I required to do as a dual-licensed agent?
Your role is simple and focused. You only need to:

- Stay in touch with your assigned Inside Loan Officer for updates
Your Inside LO handles all backend tasks, allowing you to focus on real estate.
You are not responsible for:
- Collecting documents
- Calculating income
- Quoting rates or loan terms
- Handling disclosures or compliance
We handle the mortgage process so you can stay focused on real estate.
What do I need to do to get licensed?
We guide you through the entire process. Here’s what’s required:
- Get your free NMLS number
- Complete 20 hours of NMLS education + 3 hours of state-specific training
- Pass the SAFE Test (75% or higher)
- Submit fingerprints and background check
- Apply through the NMLS system
- Get sponsored by Direct Rate
That’s it — then you’re ready to start earning.
Does Direct Rate offer training and licensing support?

Is this compliant?
Yes. The LEVEL Program is fully compliant and legally structured.
- Compliant with RESPA Section 8(b)
- Dual licensing has been legal in 45 states since 2022 (including Texas)
- Fully compliant with TREC regulations
- Disclosure is required to inform clients of dual roles
- You must be licensed and sponsored by Direct Rate to earn compensation
Is this legal? Can I really earn on both sides?
Yes. As long as you are licensed as a Loan Originator, you can legally earn income from both the real estate and mortgage sides of a transaction.
This is not a referral program. It is a RESPA-compliant compensation model that is legal and transparent.
Will this interfere with my responsibilities as a real estate agent?
No. The LEVEL Program is designed to keep you focused on real estate. Your only role is to refer clients by sending a secure loan application link. All mortgage-related tasks and compliance are handled by licensed Loan Officers at Direct Rate.
What if I'm too busy to take on anything else?
What if I already have a preferred lender?
